Department Investigates a Nuisance Complaint |

| This checklist has been prepared to provide
the homeowner with a convenient guide to property
maintenance.
By following this simple checklist the homeowner
will be able to detect problem areas that, if corrected
now, will avoid costly repairs later.
It is much easier to paint a porch than
rebuild it; it is much easier to tuckpoint a wall than
reconstruct it.
Preventive maintenance on your home is
beneficial to you and your neighborhood. Proper
maintenance preserves your property, avoids costly repairs,
increases your property value, improves your neighborhood, and
acts as a stimulus to your neighbors to maintain and improve
their property. |

| A Word of Caution |
| Before you begin any major project, whether
it is new construction or repairs, you should be aware that a building
permit or other permits may be required.
Specific information concerning which work
requires permits may be obtained from the City of Piqua Engineering
Office at 937-778-2044. |

| Exterior Walls and Foundations |
| |
| Exterior walls and foundations should be
free of holes, breaks, cracks, loose or rotting material, and
should be maintained weatherproof. Any existing cracks or
holes should be filled or repaired to prevent water or animals
from entering. All exterior surfaces must be protected by
paint or other protective coating to prevent deterioration. |

| Exterior Doors and Windows |
| |
| Every window, door, and frame shall be kept
in sound condition, good repair and weather-tight. All
surfaces must be painted or otherwise protected from the
weather. |

| Roofs, Gutters, and Downspouts |
| |
| The roof and flashing shall be sound,
tight, and not have defects that admit rain. Roof drainage
shall be adequate to prevent dampness or deterioration in the
walls or interior portion of the structure. Roof drains,
gutters, and downspouts shall be maintained in good repair and
free from obstructions. Roof Water shall not be discharged
in a manner that creates a nuisance. |

| Garages and Accessory Structures |
| |
| All accessory structures including garages,
fences, and sheds shall be maintained structurally sound and in
good repair. Paint or another protective coating should
protect all surfaces. |

| Yards |
| |
| Yards must be free from weeds, overgrown
grass, debris, and illegal storage. Trash must not be set
out more than 24 hours prior to pick-up to help prevent litter
from collecting. Any broken trash bags and litter must be
disposed of properly and quickly. |
